The delivery driveway cut needs to be designed to show a continuous sidewalk with a break
in the driveway. Please refer to the Larimer County Urban Area Street Standards for design
specs.

Over the summer many sidewalks around school areas were increased to 8 feet in width to
improve student safety. Please increase the width of the sidewalk along Laurel Street to an 8
foot width as identified in the IGA.

The adopted floodplain mapping for the Old Town Basin does not show any of the proposed
structures in the floodplain. However, due to the information presented in a previous
meeting between the City of Fort Collins and the applicant regarding that this site will be in
the Moderate Risk Floodplain (shallow flooding, less than 1-foot deep) once the new Old
Town Drainage Master Plan is adopted, the City recommends that all proposed buildings
should be elevated 2 1/2 feet from existing grade ( 1 foot to BFE plus 18-inches of freeboard)
and existing buildings be floodproofed up to this same elevation. 4/30/03 - The variance
reqest has been received. City stormwater staff can not grant variances for floodplains
and must be granted by the City Water Board.

buses and please provide proper signage for this location (i.e. 'No Parking - Loading Zone) A
concrete landing / walkway connection from the loading area curb to the main entry plaza is
highly recommended (see red lines).

Staff has reviewed your submittal for POUDRE SCHOOL DISTRICT, CENTENNIAL
SCHOOL DISTRICT EXPANSION AND REMODEL, and we offer the following
comments:
ISSUES:
4/22/3: Engineering did not receive a drainage report, soils report, or Checklist E4 with
either the first or second submittal as stated in the response letter. Nolte Engineering did
deliver a Soils Report as requested on 4/25/3. To date, the drainage report and checklist are
still outstanding. Please submit with the next submittal. Please complete and submit the
checklist with your next submittal. Any items that are not included in the plan sets will
become an outstanding comment with the next round. A checklist is attached for your
convenience. The TIS was waived per Eric Bracke.

A variance request must be submitted in accordance with section 1.9.4 of the Latimer County
Urban Area Street Standards if there is parking proposed within the 50' minimum parking
setback from a local street. The first parking spot will have to be eliminated as it is within
two feet of the sidewalk and it presents a safety hazard as well. The variance request must be
received and approved prior to going to going to hearing.
