As owners of several parcels of property in the Shields/West Elizabeth area of town, and
specifically the residence at 628 West Coy Drive, Nicol Enterprises received your notice
regarding the modification of standard for 701 Wagner Drive #37-02. Nicol Enterprises
strongly opposes granting this modification. Parking is already at a premium in this area
of town. This modification would have the residents of 701 Wagner Drive potentially
parking on West Coy Drive. This street is already full of vehicles for the residents and
guests of West Coy Drive and it would be unable to accommodate the increased vehicle
parking load from 701 Wagner Drive.
In addition, having served on the Campus West Sub -Area Plan Committee for several
years, one of the issues most often sited was the lack of parking near the CSU campus.
This project only adds to an already horrible problem. In our opinion under no
circumstances should the applicant be granted permission to use 20 spaces along the
existing streets. If the applicant were to provide a dedicated lot for the balance of the
parking required for this project, that would be agreeable. Without a dedicated lot, the
tenants of this project will use street spaces currently used by others to the detriment of
the entire neighborhood.
