Attached is the site plan as it is currently proposed. As I
mentioned to you on the phone, we believe that we are
reducing the parking impacts of this property on the area
dramatically from it's historic impact.
We propose between thirty and thirty five apartment units
This would result in a parking requirement of fifty two parking
spaces. As you see on the attached site plan, we are
providing thirty eight off-street parking spaces in the new
parking lot. The remaining fourteen parking stalls can easily
be accommodated in the contiguous on street parallel
parking areas. Regardless of how inefficiently the Sigma Nu
fraternity occupied their sixty four beds, historically, they
would certainly have required more than fourteen on street
parking spaces. It is for this reason that we truly believe that
we are reducing, not increasing the historic parking demand
in the area.
If the root of your concern is the apartment use, as you
suggested in our phone conversation, 1 still believe that we
could take your input and try to mitigate any perceived
conflicts that might occur between apartments and a
fraternity house. The dumpster issue you mentioned is a
prime example of constructive input that we would welcome
at this point.
