Dear Resident:
On Thursday, September 19, 2002, at 6:30 p.m. in the City Council Chambers*, City Hall
West, 300 LaPorte Avenue, the Planning and Zoning Board of the City of Fort Collins** will hold
a public hearing on a proposed project in your neighborhood. The project is known as 701
Wagner Drive, Modification of Standards, File #37-02.
This is a request for a modification to the off-street parking standards within the City of Fort
Collins Land Use Code. The applicant is requesting the required number of off-street parking
spaces for a multi -family residential project be reduced from 52 spaces to 37 spaces. The
remainder of the parking would be provided on the street. The site is located at 701 Wagner
Drive, and is zoned MMN — Medium Density Mixed -Use Neighborhood. There is no specific site
plan or project approval accompanying this request.
The City of Fort Collins Planning Staff considers your interest and input in this matter, as well as
your neighbor's input, an extremely important part of the City's review of this proposal. If you
are unable to attend the public hearing, but would like to provide input, written comments are
welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may have the
opportunity to attend.

items may be continued to Thursday, October 3`", 2002 at 6:30 p.m. in the Council Chambers, City
Hall West.
