Sketch Plan - An 8 '/z" x 11" reduction of the proposed site plan will
need to be submitted. Parking calculations for the number of units
should be included on this plan.
This modification has been tentatively scheduled for consideration by the
Planning and Zoning Board for the September 19, 2002 meeting.

Dear Mr. Torgerson,
Attached is a copy of the staffs comments concerning the redevelopment of
the Sigma Nu fraternity house at 701 Wagner Drive presented. before the
Conceptual Review Team on August 5, 2002.
The comments are offered informally by staff to assist you in preparing the
detailed components of the project application. Modifications and additions
to these comments may be made at the time of formal review of this project.
A modification of standards to the off-street parking requirements in the
LUC has been submitted to the Current Planning Department for this
project. The following items must be submitted to complete the submittal
requirements for the modification:
Application fee — The project was determined by the City of Fort
Collins Advanced Planning Department to qualify as an affordable
housing project, with ten percent of the units designated as affordable.
Pursuant to City policy, waiver or reduction of submittal fees is based
on the percentage of affordable units within the project. Thus, a ten
percent reduction of the submittal fee will be granted (includes
modification submittal fee of $200.00, sign posting fee of $50.00 and
$.50 for each APO label). The remaining balance of the submittal fee(s)

APO labels — Two sets of notification labels for the adjacent properties
within 500 feet;
