Staff has reviewed your submittal for SOUTH TAFT HILL 7TH ANNEXATION & ZONING,
and we offer the following comments:

Currently the City of Fort Collins Utilities has sufficient water mains to serve most development with in the area.
However the sanitary sewer in this area would need to be studied in order to verify the ability to serve this
area.

The requested zoning indicated in the 'Petition for Annexation" is POL. That is incorrect. I believe it should be
UE and LMN.

There may be a number of businesses and home occupations on properties within the annexation area. It's
possible that some of them donl comply with the Land Use Code. In those instances, they would be
classified as "existing permitted use". This may impact their ability to expand. If there are any uses in the area
that are currently illegal in the County, those uses must cease before the annexation ordinance can be
approved (Section 2.12.4). Also, any signs that donl comply with our sign code will be required to be
brought into compliance within 5 years from the date of annexation. Fiscal impact on Zoninig should be
minimal. Junk vehicles and other such nuisances will be the responsibility of the Streets Department to clean
up, not Building & Zoning.
