then the property line should be shown as the diagonal edge of that ROW. Please provide the
reception number for the dedicated ROW.

10/31/02 When looking at the utility/site plan and the elevations, the statement that the building
footprint will not change does not appear to be true. Please show the accurate building envelope on
the plans.
12.05.02 - This is now only missing from the utility plan sheet.

professional engineer (hired by you) must sign and stamp the plans at the time of approval.

The major amendment and modification requests were approved by the Planning and Zopning Board
on December 19, 2002 by a vote of 7 to 0.

For Final Compliance, address all of the comments from this comment letter. If you have any specific
comments on any particular issue or comment, call Jeff Hill [221-6674] to discuss any
Water/Wastewater comments, Katie Moore [221-6605] to discuss any Engineering comment, or me,
Troy Jones [221-6206] to discuss any Planning comment. Bring in the additional engineering
vairance request, 3 blueprint copies of the site plan, 3 blueprint copies of the utility plan and one copy
of the each sheet (site, utility,elevation) on mylar. Also return any redlines. The final mylars will need
the owner's certification filled out. Once staff signs off on the utility plan sheet, it will be given back to
you so that you can obtain stamped bluepring 6 copies of the sheet and submit them and the mylar
back to engineering.

Please change the paragraph in the "project description" from "The current request ........ to the
following paragraph:
"This major amendment allows the building to change use from a two-family residential
dwelling to a multi -family dwelling with three units. All construction is to take place on the
norhtern half of the building. The existing first floor is to be remodeled and a second story is
to be placed over the existing building foundation with a second story balcony extending over
the front facade (see elevations). As part of this major amendment, the following three
modifications to the LUC were also granted by the Planning and Zoning Board on December
19, 2002: (1) Section 4.7(E)(4) of the LUC was allowed to be modified to reduce the required
side yard setback along the west property line from the required 5 feet to 3.25 feet; (2)
Section 4.7(E)(4) of the LUC was allowed to be modified to reduce the required side yard
setback along the east property line from the required 8 feet to 3.5 feet; and (3) Section
4.7(E)(1) of the LUC was allowed to be modified to reduce the required minimum lot width
from 50 feet to 35 feet."
