a. The neighborhood and community parkland fees are based on square footage
of each unit, and are due at the time of building permit.
9. Current Planning:
a. Refer to Section 3 (General Development Standards), and Section 4.7 (NCM
Zoning District) in the Land Use Code for the standards that apply to your
proposed development. The Land Use Code is available to view on the
internet at www.fcqov.com/cityclerk/codes.php.
b. The project can be processed as a type 2 major amendment.
c. It would be extremely helpful to have a 31) before and after diagram of the
building massing to explain the simplicity of the proposed change. Without a
clear understanding of the existing condition, reviewers are likely to get
confused at what exactly is being reviewed. The major amendment is to
amend the approved plans. Make sure the request is very clear what specific -
changes are requested and what parts of the plans are not,changing.
d. Are you intending to request a modification for the 2"d floor setbacks? If
so, we should meet to discuss the details of justifying a modification
request.

c. There's a 2 story porch restriction in the NCM zone. It looks like it may not
apply to your design.
d. The project is subject to type 2 review.
e. 6 off-street parking spaces are required.
f. Setbacks are grandfathered in for the ground floor, but the 2"d floor
addition would need a modification in order to deviate from the setback
standards.
2. Stormwater Utility Department:
Location: 419 West Mountain Avenue
a. This site is in the Old Town drainage f asin where the new development fees are
$4,150/acre which would only apply to new imperviousness greater than 350 square feet.
b. As long as there is no increase in imperviousness greater than 350 square feet, the
drainage and erosion control plans are not required. There needs to be documentation
with the submittal what effect the project has on imperviousness. This can be a separate
letter or included in the "objectives" required by the Planning Department.
c. . This site is on Stormwater inventory map 7H. A.copy can be obtained from the Utilities
office at 700 Wood Street.
3. Engineering Department:
a. Street Oversizing Fees are $1,021 for the additional unit.
b. The project was reviewed extensively at building permit review, so it may
not have many engineering issues.
4. Water & Wastewater Utility:
Location: 419 W Mountain Avenue (H-7)
Proposal: Convert existing duplex to 3-plex
Ex. Mains: 10-inch water and 12-inch sewer in Mountain, 8-inch in N/S alley east of property
Comments: The existing water service is a 3/4-inch. A mechanical engineer should check to
see if this will be adequate for 3 living units. PIF's, water rights and development
review fees will be due at time of building permit.
5. Fire Department:
a. Address must be visible from the street using a minimum 6" numerals on a
contrasting background.
b. If the back and middle of the building is over 150 feet from the fire truck a
staging area on Mountain Avenue, the building will need to.be sprinklered.
Fire trucks cannot take access from the alley.
6. Light and Power:
a. Coordinate adding a 3rd electric meter, 125 Amps or less.
b. Normal development fees apply.
7. Transportation:
a. Bicycle parking must be provided.

COMMENTS:
1. Zoning Department:
a. This site recently went from office'to a duplex with a large storage use as
part of a building permit review.
b. The total floor area of the building can't exceed 505 of the lot size (in
accordance with the "total floor area" definition in Article 5 of the LUC).
