MOUNTAIN AVE. - MAJOR AMENDMENT - 42-02 - SUBMITTAL DOCUMENTS - ROUND 1 - CORRESPONDENCE-CONCEPTUAL REVIEWCONCEPTUAL REVIEW RESPONSES Zoning Department: The total floor area of the building does not exceed the 50% limitation. Unit 3 of the existing building does not qualify as floor area since more than 50% of the interior wall height is below grade. The portion at the entry to unit 3 which is at grade is included in the overall square footage calculation. There will be no two story porch over the entry. Six off street parking spaces exist . Second floor setbacks are addressed in the request for Modification to the Standards. Stormwater Utility Department A letter has been included with the submital addressing development impact on storm drainage. The net effect of development is less impervious surfaces. Engineering Department There should be no new engineering concerns with development. Water and Wastewater Utility The existing water tap is 3/4". No determination has been made at this time to increase size. Should a I" service be required, the applicant will install the new meter pit and terminate the existing according to the procedures mandated by the department. Fire Department Address numerals shall be installed according to the Fire Dept. requirements. The building is less than 150' from the fire truck staging area. Light and Power: The third electrical meter housing is in place. New secondary service will be coordinated with L & P. Transportation : Bicycle parking will be provided. Park Planning: Parkland fees will be paid at building permit. Current Planning: A request to modify the standards is enclosed with the submittal.
