MOUNTAIN AVE. - MAJOR AMENDMENT - 42-02 - SUBMITTAL DOCUMENTS - ROUND 1 - PROJECT NARRATIVEPROJECT DESCRIPTION The building existed as an office building occupied last by Latimer County until approximately June 1999. Subsequently the building was unoccupied for a period of over a year. The 12 months of non use as an office eliminated the exception use in the NCM zoning district. The building, through a" Building Permit Review" process, was approved for a two family dwelling. A building permit was issued on December 28, 2001 and a certificate of occupancy was issued Aug. 8, 2002. The duplex was constructed on the southern half of the building and no changes will take place with the duplex or the approved parking/landscaped areas. The current submittal is a request to change the building from a two dwelling unit to a three dwelling unit. All construction will take place on northern half of the building. The existing first floor will be remodeled and a second story shall be placed over the existing building foundation.( a second story deck will extend over the existing front wall see elevations). As part of this submittal, a request is made to modify section 4.7(E)(4) concerning side yard setbacks. The request is to reduce the required 5 feet setback on the west property line to the existing 3.25 feet and to reduce the East side setback from 8 feet to the existing 3.5 feet.
