What is shown does not match any City of Fort Collins standard, but from what is shown, the variance would be supported. Again, please note on the plans that this curb cannot be altered in the future. Also, FYI, the slopes shown for the driveway are acceptable. Original comment: Since the proposed drive -over curb and gutter does not match a standard detail, please submit a detail drawing and variance request. Also, please ensure that the retaining wall height is the same as the floodgate height. In the meeting on 12/17, a 15" floodgate was discussed, which would add approx. 7" to the retaining wall heights. The applicant will need to file an amended landscape plan, showing the trees to be removed and the replacement trees. The applicant will need to work with Tim Buchanan, City Forester, to determine mitigation measures for the lost trees.
