[12/18/03] The variance was approved, see the attached approval letter. Please reinstate the cross-section previously shown
that showed the drive approach and the slopes down the driveway to the underground parking to clarify what's going
on.
[11/4/03) A" variance request and further detail is still needed for this non-standard driveway approach section. How will the
transitions at the pan widening be constructed? What is shown does not match any City of Fort Collins standard, but from what
is shown, the variance would be supported. Again, please note on the plans that this curb cannot be altered in the future.
Also, FYI, the slopes shown for the driveway are acceptable.
Original comment:
Since the proposed drive -over curb and gutter does not match a standard detail, please submit a detail
drawing and variance request. Also, please note on the plans that this curb can never be altered due to
stormwater problems (further elaboration may be needed on the plans).

(12/18/03) Please provide the dimension of the distance from the end of the retaining walls to where the
floodgate will be installed. Also, please ensure that the retaining wall height is the same as the floodgate
height. In the meeting on 12/17, a 15" floodgate was discussed, which would add approx. 7" to the retaining
wall heights.

(11/4/03) Now that the outlines have been shown, it appears that one of the existing trees on Canyon will not
be outside of this 7' area. Please note on the plans to contact the City Forester regarding tree
protection prior to construction.

Please show the outlines of the underground storage units and note that no excavation will be
allowed within 7' of the center of any trees (per the City Forester).

(12/22/03) The applicant has requested to amend the condition of approval placed on the PDP by the
Planning and Zoning Board. This can be processed as a major amendment, which may be done either
before or after the plans receive final approval. The item has been scheduled for the January 16, 2004 P&Z
meeting for consideration. The applicant will need to file an amended landscape plan, showing the trees to
be removed and the replacement trees. The applicant will need to work with Tim Buchanan, City Forester, to
determine mitigation measures for the lost trees.
