(11 /3/03) Please provide copies of the site and landscape plans for our review with the next submittal.
Coordinate landscape and site plan to reflect the some information shown on the utility plans (i.e. layout of
plaza).

(11 /3/03) There is some concern that the location shown for the fire line and water service is not the location
of the mechanical room for this building.
Coordinate the location of the fire line and water services with the architect to assure they project into the
mechanical room from the street.
See site, landscape and utility plans for other comments.

(11/6/03) The trench drain at the bottom of the drive entrance to the parking garage may NOT discharge to
the sanitary sewer.
Redline drawings are available at the Current Planning front desk. Be sure and return all of
your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6750.

[11/4/03) A variance request and further detail is still needed for this non-standard driveway approach section. How will the
transitions at the pan widening be constructed? What is shown does not match any City of Fort Collins standard, but from what
is shown, the variance would be supported. Again, please note on the plans that this curb cannot be altered in the future.
Also, FYI, the slopes shown for the driveway are acceptable.
Original comment:
Since the proposed drive -over curb and gutter does not match a standard detail, please submit a detail
drawing and variance request. Also, please note on the plans that this curb can never be altered due to
stormwater problems (further elaboration may be needed on the plans).

(11/4/03) Please call out the distance from flowline to flowline on Canyon, as well as the distance from the
edge of parking stalls to the east flowline on Canyon.

(11 /4/03) Now that the outlines have been shown, it appears that one of the existing trees on Canyon will not
be outside of this 7' area. Please note on the plans to contact the City Forester regarding tree
protection prior to construction.
Original comment:
Please show the outlines of the underground storage units and note that no excavation will be allowed within
7' of the center of any trees (per the City Forester).

(11/4/03) Now only one is shown, but it doesn't match the one shown on the utility plans. Please coordinate.
Original comment:
The landscape plan shows two different stormpipe layouts. Please show only the correct one.

There needs to be more detail and literature for the flood gate as well as detail regarding how this gate will
function with the retaining wall and other site characteristics. City staff still has concerns with this issue.
Number: 150 Created: 11 /5/2003
There still needs to be clarification on where the drainage from the drive ramp is going to be directed, storm
or sanitary sewer.

The plan now shows silt fencing in the pavement on Canyon. I don't think you can install silt fencing in
asphalt. This silt fencing also appears to be open-ended on the downstream end, which would allow all
collected sediments to be transported offsite.

(1114103) Please provide further detail for the flood wall, including dimensions and how it works with the
retaining walls. Please provide the manufacturer's information and recommended installation. After
reviewing this information it will be determined what else needs to be shown on the plans. How does it get
drained? Where will the water drain to? Will there be a groove in the retaining wall for the flood wall and will
it be a waterproof seal? What materials is it made from? Is 10" a high enough wall? Etc. Also, call out the
concrete thickness of the cross -pan on the cross-section as 8" minimum.
Number: 146 Created: 11 /4/2003
(1114103) Please be sure to show the flood wall location on all plans.

If under -ROW storage is approved, please provide detailed plans for it,
4.15.03 - A detailed structural design will be required prior to plan approval.
9.22.03 - A very preliminary design was submitted prior to the lease approval going before Council, but this
