In order to move forward with the lease, a plat of the leased area will be needed, as previously discussed.
Completion of the plat will be required prior to Certificate of Occupancy on the building, unless
complications arise if the plat is appealed. In this case a substitute form of documentation (to be
determined) of the leased area will be required and the plat will no longer be required. It is anticipated that
the review and hearing process for the plat (barring an appeal) could be completed quickly.

Currently a conflict occurs between a thrust block on the fire line and the water service. Perhaps using
restrained joint pipe and mechanical fittings with Meg -A -Lugs would correct this conflict.

sewer service (i.e. Shared ownership between the commercial properties and the residential with in the
building).

The underground storage facilities will need to be shown on the landscape plan. A minimum of 7 feet
separation must be kept from existing trees and the underground units.

The minimum flowline grade allowed is 0.5%, and a portion on the profile is shown at 0.44%. Please revise.

The proposed widening of the bump out into the street will not be permitted due to the adverse effects on
parking on the north/west side of the street. Please work within the horizontal layout previously approved.
Steeper slopes may be permitted on the driveway (6-8%) as long as adequate visibility of pedestrians is
maintained. Other suggestions for working on the driveway include notching up the building structure over
the driveway to attain more headroom and adding a floodgate to keep storm flows from entering the
garage. As stated in the meeting by Stormwater, do your best to keep as much flow as possible in the gutter.

Since the proposed drive -over curb and gutter does not match a standard detail, please submit a detail
drawing and variance request. Also, please note on the plans that this curb can never be altered due to
stormwater problems (further elaboration may be needed on the plans),

There is still one door on the east side of the building shown to open over the ROW. Please remove or recess
this door. Mike Gebo in Building and Zoning is a good person to talk to regarding this requirement.

It looks like there will be a problem with cars bottoming out when coming out of the parking garage.
Changing the grades isn'trequired, but please know that the property owner/developer will be responsible
for the maintenance of that driveway.
