Per City Water/Sewer Utilities, the cleaning of the underground parking garage can drain into the sanitary
sewer with some restriction. Please coordinate these efforts with Roger Buffington or Jeff Hill. The drainage
that enters the garage needs to still drain into the storm sewer via a pump. This drainage should pass through
the stormceptor as well.
Number: 119 Created: 5/7/2003
The variance for the stormceptor has been accepted.

Will the trash/recycle area be large enough to accommodate all of the uses/units in this building
4-16-03 - General Note #10 refers to trash enclosures - plural - I only see 1 and I have concerns that this is
going to be adequate for 20 units. Will there be enclosures in the underground level that I am not seeing??

Will there be any street lights along Canyon or Howes?
Be sure and return all of your redlined plans when you re -submit.

Is section A -A drawn to scale?
Number: 114 Created: 4/15/2003
It looks like there will be a problem with cars bottoming out when coming out of the parking garage.
Changing the grades isn`t required, but please know that the property owner/developer will be responsible
for the maintenance of that driveway.

Encroachment permits are required for seat walls/columns/steps/etc. in the ROW. Also, an agreement with
the DDA must be provided for the maintenance of these items, and for special paving.
3.3.03 - Please provide a letter of intent from the DDA prior to hearing, the encroachment permits are not
required after all.

Please see redlines and landscape plan for further comments.

Topic: Storm Drain Profile
Number: 98 Created: 3/6/2003
There has been a change in policy regarding the use of geotextiles when less than 2' of cover is provided:
only concrete pavement will be allowed in these locations, and textiles are no longer allowed.
4.15.03 - A variance will be required to allow less than minimum cover over the stormpipe. Please submit a
variance in accordance with the requirements in LCUASS. If the variance is approved, notes will be required
on the utility plans (on the plan and profile sheet) and the Development Construction permit referencing the
variance. To gain cover over the pipe, consider using D.I.P. or C900.

Topic: Drainage

There is concern that water will flow into the underground parking during the minor and major storms at the
driveway entrance. There is no curb that can handle any amount of volume down the street. The building
needs to be protected for storms up to the 100-year. For storms greater than the 100-year, no hydraulic sizing
is required, but the flow needs to have an outfall other than the driveway, similar to detention ponds with the
emergency overflow weir. The entrance to the driveway needs to be at a higher elevation than another
point along that stretch of road. Please call Glen Schlueter or Wes Lamarque at 221-6700 to set up a
meeting to discuss.
Repeat Comment 5/6/03 - The new ramp is acceptable and does meet the requirements for the 7.2 cfs,
however looking at the new Old Town Drainage Master Plan it was discovered that 49 cfs travels down
Canyon Avenue from upstream basins during the 100-year storm. The new building needs to be protected
from this flow. Please call Wes Lamorque at 416-2418 to discuss options.
Number: 105 Created: 3/7/2003
A street capacity analysis needs to be included to prove that the building will be protected in the 100-year
storm. This may include an analysis of the entire basin that contributes flow to Canyon and Howes Street.
Repeat Comment 5/6/03 - The street capacity calcs need to show the flow that enters this sub -basin (49 cfs,
24.5 cfs each side of street) from the upstream basins as per the new Old Town Drainage Master Plan.
