Yours Truly, Bob Barkeen City Planner Page 5 needs to be protected for storms up to the 100-year. For storms greater than the 100-year, no haudroulic sizing is required, but the flow needs to have an outfall other than the driveway, similar to detention ponds with the emergency overflow wier. The entrance to the driveway needs to be at a higher elevation than another point along that stretch of road. Please call Glen Schlueter or Wes Lomarque at 221-6700 to set up a meeting to discuss. Number: 104 Created: 3/7/2003 Stormwater that flows into a sanitary sewer is not allowed per City standards. An alternate method needs to be discussed with the City Utilities Department. Number: 105 Created: 3/7/2003 A street capacity analysis needs to be included to prove that the building will be protected in the 100-year storm. This may include an analysis of the entire basin that contributes flow to Canyon and Howes street. Topic: Erosion/Sediment Control Number: 65 Created: 12/23/2002 Repeat Comment 3/11/03 1. What is going to happen to protect the area from sediment during construction of the pipelines on the northwest corner of the site? Please call Bob Zakely at 221-6700 for any questions Department: Transportation Planning Issue Contact: Tom Reiff Topic: Parking Number: 58 Created: 12/18/2002 Relocate the bike rack along Canyon near the elevator to a more visible and secure location along Canyon. Also consider locating bike parking facilities in the underground lot for future residents. FOLLOW-UP COMMENT - According to the landscaping plan the bike rack near the elevator is located in a planter? Please correct the landscaping plan to account for the bike rack space. Number: 59 Created: 12/18/2002 Locate a handicap parking stall along Canyon that is conveniently located to the entrances along Canyon and Howes. FOLLOW-UP COMMENT - Please design the parking stall north of the bulb out and the under ground driveway ramp as a handicap stall with a loading area and a standard access ramp. Please contact me if you have any questions. Repeat 3.3.03 Topic: Storm Drain Profile Number: 98 Created: 3/6/2003 There has been a change in policy regarding the use of geotextiles when less than 2' of cover is provided: only concrete pavement will be allowed in these locations, and textiles are no longer allowed. Topic: Utility Plan Cover Sheet Number: 79 Created: 3/3/2003 The bonnet bolt survey is no longer in use. Please use COFC vertical control Number: 91 Created: 3/3/2003 Please include sheet 4a in the index and sheet numbering/totals. Department: Light & Power Issue Contact: Doug Martine Topic: General Number: 72 Created: 2/14/2003 Previous Light & Power comments (#1 & 2) still apply. No additional comments. Department: PFA Issue Contact: Michael Chavez Topic: General Number: 93 Created: 3/5/2003 Address Numerals: Address numerals shall be visible from the street fronting the property, and posted with a minimum of 6-inch numerals on a contrasting background. (Bronze numerals on brown brick are not acceptable) 97 UFC 901.4.4 Number: 94 Created: 3/5/2003 Water Supply: No commercial building can be greater then 300 feet from a fire hydrant. Fire hydrants are required with a maximum spacing of 600 feet along an approved roadway. Each hydrant must be capable of delivering 1500 gallons of water per minute at a residual pressure of 20 psi. 97 UFC 901.2.2.2 Number: 95 Created: 3/5/2003 This proposed building shall be fire sprinklered. 97 UFC 1003.2.9 Number: 96 Created: 3/5/2003 A local alarm is required to notify all occupants. 97 UFC 1007.2.9.1.1 (Exception #2) Number: 97 Created: 3/5/2003 Underground Parking Garage: Is there only one-way in and out? Will ventilation for the parking garage be provided? Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Drainage Number: 102 Created: 3/7/2003 Please provide a formal variance request for the alternate water quality measures proposed in this PDP. This can be in a letter format with information regarding required extended water quality volume, why this can not be achieved, proposed stormceptor information; etc. Number: 103 Created: 3/7/2003 There is concern that water will flow into the underground parking during the minor and major storms at the driveway entrance. There is no curb that can handle any amount of volume down the street. The building Page 3 It appears that the layer showing the proposed bumpout/driveways was turned off for this sheet. Please show it. Topic: General Number: 36 Created: 12/11 /2002 Please see redlines and utility plan checklist for any additional comments. 3.3.03 - repeat Number: 90 Created: 3/3/2003 Prior to hearing, please provide a letter of intent from the owners of the Linden Press property regarding this project's use of their property and that they plan on completing any needed easements or other agreements for that use. Number: 92 Created: 3/3/2003 It appears that easements for construction of the underground parking structure on the south side of the site will be needed from the neighboring property owners (south of Linden Press and south of the mechanical building). Please provide letters of intent prior to hearing. Where will staging take place? Number: 99 Created: 3/6/2003 Where will the roof drains outlet? Please note that they will not be allowed to outlet over a public sidewalk - under -walk drains would be required. Number: 100 Created: 3/6/2003 If under -ROW storage is approved, please provide detailed plans for it. Topic: Grading plan Number: 28 Created: 12/11 /2002 Please show new contour lines. 3.3.03 - It would help to have a more distinctive (thicker?) line type for the new contours. They're currently difficult to pick out. Number: 80 Created: 3/3/2003 The southernmost driveway on Canyon should be a Type 2 driveway, with the corresponding ramp type for the sidewalks, the same as the driveway down to the underground parking. Number: 81 Created: 3/3/2003 The ramp heading north at the corner of Canyon and Howes should have a width at least equal to the ramp across the street from it. Topic: Overall Utility Plan Number: 39 Created: 12/11 /2002 Please dimension and label property lines/ROW. 3.3.03 - repeat Number: 82 Created: 3/3/2003 Both driveways need to be concrete to the ROW line. Number: 83 Created: 3/3/2003 Please show where the drain that collects the water from the driveway down to the underground parking will drain to. Topic: Site Plan Number: 13 Created: 12/11 /2002 Encroachment permits are required for seat walls/columns/steps/etc. in the ROW. Also, an agreement with the DDA must be provided for the maintenance of these items, and for special paving. If this is proposed, a revised set of drawings will need to be submitted and reviewed prior to scheduling for Planning and Zoning Board review. The utility drawings show 38 parking spaces rather than 39 spaces. Please change this on the site plan. Number: 108 Created: 3/12/2003 A modification is needed for the setback along Howes Street. Department: Engineering Issue Contact: Katie Moore Topic: Canyon Avenue Profile Number: 84 Created: 3/3/2003 Not enough data was provided to verify that cross -slopes will be adequate. Please provide elevations on the centerline profile for this purpose. Number: 85 Created: 3/3/2003 Centerline stationing is required per LCUASS for all street design. Number: 86 Created: 3/3/2003 The minimum flowline grade is 0.5%, and there is a large section of curb that does not meet this requirement. Topic: Detail Sheet Number: 87 Created: 3/3/2003 Several details are included that are not needed. Please remove. Also, since the last submittal, Inspection has chosen a different detail (attached) to be used only for the texture and dimension of the surface to replace the colored concrete square on the City's standard ramp details.
