within the building on each floor.
8 There is an existing street light at the northeast corner of the site. We don't
anticipate any additional lights beyond what is being proposed on -site.
9 We could not locate an existing ramp at the driveway for the Linden Press
building. The sidewalk continues across the drive.
10 The Ash trees are small and multi -stemmed and would be impossible to relocate
so we are showing them as being removed on the landscape plan.

Dear Bob,
The comments below address the issues raised by city staff regarding the
Canyon/Howes Mixed -Use Project.
Advanced Planning:
Site Plan
66 Regarding sidewalks and pedestrian connections along Canyon. We recognize
that the pedestrian has to walk along an attached sidewalk for a short distance due to
the curb bulges and large existing Ash tree. However, we feel that the primary
pedestrian experience is enhanced along the building. Here is opportunity for artwork,
special paving, planters, etc. The "lower" level (7' walk) was intended for people to get
from the diagonally parked cars to the building without having to go through a
landscape area. In addition, there are several existing trees that prevent a continuous
connection along the "lower' level.

67 A modification request is being submitted with the revisions.
68 We have provided additional information.
69 We had requested an Alternative Compliance to Section 3.2.1(E)(4)(a) and (b)
for the perimeter landscaping requirements for the small parking lot. Since trees,
shrubs or irrigation above the parking structure are prohibited, we proposed screening
with a 6-foot solid cedar fence and landscape cobble. The LUC requires the parking lot
be screened from residential uses by a 6-foot fence. The Ash and Siberian Elm trees
along the west end of the Linden Press parking lot are to be removed.
