Box 580 Fort Collins, CO 80522-0580 Re: Existing trees to be removed and mitigation issues Project: Clock Tower Apartments PDP Dear Tim, This correspondence is in response to our conversation regarding the issues involved with the proposed removal of several trees on the site of the above referenced project. My understanding is that there are 2 issues raised by this proposed removal. Those issues are: Is the removal of existing trees justified? Response: The removal of the 30" Locust on the northwest comer of the site is necessitated by the proximity of the building. The location of the building has been dictated by the need to accommodate required parking and on -site detention of storm water at the south and east areas of the site. Saving this particular tree would result in the loss of 3 2-bedroom apartment units. The loss of revenue from 3 apartments would render the project economically unfeasible. The removal of the 14" Hackberry on the southwest comer of the site would result in the loss of 2 parking stalls. The project would again suffer economically, due to the loss of 2 living units resulting from the decreased parking available. We were able to retain the 18" Hackberry at the middle of the south property line by re -arranging the configuration of the trash enclosure island. The other major trees on the site will be retained as -shown on the revised landscape plan. 2. How will removed trees be mitigated? Response: I propose, as mitigation for lost trees, that all new landscape plantings be provided in number and size as dictated by the requirements for standard development projects. The number of trees so required will provide the additional trees needed to mitigate the loss of e)asting trees and, as an affordable housing project, this would also realize an upsize in caliper for all trees and plantings from what would be required for this specially designated development. 1/f: 970.593.1212 p.o. box 2V874 fort collins. co 80527 info@edgeonline.net
