College Fort Collins, CO 80522 Re: 701 Wagner Drive Dear Ladies and Gentlemen: RECEIVED `'Tr 0 3 - /002 CURRENT PLANNING The purpose of this letter is to confirm the position of Fort Collins Lambda Chi Alpha House Corporation concerning the application for a parking variance at 701 Wagner Drive. Since I may not be able to be at the October 17, 2002, meeting, I am sending this statement to you prior to the hearing to be added to the record concerning this application. Fort Collins Lambda Chi Alpha Corporation is the owner of the property known as 709 Wagner Drive, immediately adjacent to the south of the applicant property. At the hearing of September 19, 2002, our position was supportive of the applicant's request for permission for a variance from the requirement for parking for all cars on site, to allow 15 cars to be parked on the street based on the actual frontage available for 701 Wagner being sufficient for the parking of 15 cars. Our position is also based on the memo dated September 16 attached hereto from Mikal Torgerson. Our position is also based on the presumption that the applicant will be required to provide a permanent impermeable separation between 701 Wagner and 709 Wagner. In short, a brick or block wall, at the maximum allowed height, is what we believe is the appropriate separation. Although the nature and size of the separation are not technically the subject of this variance, we want to make it clear that our acceptance of the 15 on street parking spaces is tied to the concept of a permanent impermeable separation between 701 Wagner and 709 Wagner.
