5. The Public Service Company will need the load requirements to
determine if the existing service and metering has adequate
capacity for the new additions and existing load.
6. If Impala Drive is not a dedicated City street, then all city
owned streetlights will be removed and the School District
will be responsible for lighting the street.
7. It is recommended by the Commission on Disability that
handicap parking be increased to comply with A.D.A. standards.
The new entry and drop-off lane must meet A.D.A. standards.
8. It is suggested that deciduous shade trees be added to the
northside of the Impala Drive. These trees would match the
row of trees on the southside and create a dramatic sense of
entry to the campus from the north.
9. It is suggested that landscaping be placed in the parking lot
islands that define the ends of the parking bays. As shown,.__ _
there is a large expanse of asphalt that could use some
mitigation.
10.. The City Forester recommends that Norway Maple Columnar,
Bechtel Crab and Newport Plum not be used as species on this
site. Recent studies on survival rates in our climate
indicate that these species are not appropriate given local
conditions. For suggestions on similar plant material with
better survival rates, please contact the City Forester, Tim
Buchanan, 221-6640.
11. It is not clear from the site plan how many bicycles can be
accommodated in the racks provided. Staff is concerned that
bike parking be sufficient so that riding a bike is an
attractive alternative to the single -occupant vehicle. Please
indicate the amount of proposed bike parking. How does this
number compare with present ridership at Poudre H.S. or with
the other two schools?
12. Since a portion of the new structure will exceed 40 feet, an
elevation showing this part of the building will be required.
As with the new Fort Collins High School, Staff will review
this height request .and make a recommendation to the P & Z
Board.
13. Discussions with the Poudre Fire Authority will be necessary
to resolve the design of the fire access lane around the
building and yet address the need to discourage general public
access.
14. Discussions with the City's Transportation Department should
continue regarding the potential improvements to the
LaPorte/Taft Hill Road intersection.

Staff has completed the interdepartmental review for the Poudre
High School, Site Plan Advisory Review. The following comments are
offered:
1. The following four comments are from the City's Stormwater
Utility:
A. Easements are needed for the detention ponds and for the
storm sewer.
B. Please discuss how the storm drain will daylight into the
gutter on Impala Drive.
C. Historic flow paths for the basins that will be
redeveloped should be addressed.
D. Please discuss how the detention ponds and outlet
controls will be guaranteed, and how flows from the east
parking lot will reach Impala Drive.
2. Monumentation of the outer boundary would help the legal
description.
3. It is suggested that the property be platted. By filing a
plat, all old unnecessary easements can be vacated and all new
easements can be dedicated without having to file separate
deeds of dedication with metes and bounds legal descriptions.
A single source of documentation for dedications and vacations
would be a good public record for future reference. With such
a document, the problem of .not having Impala Drive dedicated
and recorded would not exist.
4. The City's Water and Wastewater Department will require
utility plans showing the realignment of the existing 6" water
main and sewer service.
