I will be out of the country on the 25th but hoped you would inclose my comments in the package to the council. As you are aware, the Larimer county Commisioners approved the preliminary plan for StreamSide in the summer and that it is in the urban growth boundry area of the city. I attended the meeting and spoke as to the fact that the plan was totally out of place in the area. The development East of 1-25 on Vine and the surrounding area are for the most part small acreages and farm land. This development does not fit in at all. It appears to me that there is a "leapfrog" development taking place in this part of the city and that is against all that I have seen in the plans for the Fort Collins area. First came Bull Run Townhomes (176 units) at the corner of East Vine and Summitview (Timberline), a mile or more from any other "high density" development. Next on the list was Waterglen, one mile East on the corner of 1-25 and Vine with 400, plus or minus homes that passed, I suspect because of the promise of "low income" housing. Now you want to jump that "natural" boundry of 1-25 and build a medium to high density development another half mile East in an area that is very low density. In addition the city will be stretched to provide police, fire, electric, road mtce, and so on to this area. Please, lets inf ill the open and developable land we have now without creating a North Colorado Springs. We don't need that kind of sprawl.
