Cameron,
Regarding your decision on the Balzers Subdivision at 624 South Loomis..... Mr. Balzer should be made
aware that he is still subject to a PDP submittal, as a Planning and Zoning Board review and decision, if
he wants to build a new two-family dwelling on the alley lot. This is based on Section 4.7(13)(3)(a) of the
LUC.
If you recall, there were people at the public hearing asking if Mr. Balzer would have to take anything else
to public hearing where they could be involved and be heard. I think that I did not make a statement on
record (on the tape) that he would have to submit a PDP for a two-family dwelling. That was my oversight.
Therefore, the decision on the subdivision should reflect this possible requirement.
Obviously, if Mr. Balzer wants to build just a single family residence on the alley lot then he is subject to
Building Permit Review only.
