This should not affect the request to subdivide the lot, but it could significantly impact future design of buildings. Historic Preservation will need good photos of all sides of each structure on the property to assess eligibility. Reviewing Agency: AT&T Digital Cable Issue Contact: Dennis Greenwalt Topic: Plat Number: 14 Created: 1/10/2003 AT&T Broadband will need a 6' wide utility easement from the alley along one of the side lot lines of Lot 1 so that service can be made available to Lot 2. Also, they will need a utility easement along the alley to place underground facilities so that hook-up points for these 2 lots are made available. Reviewing Agency: Excel Energy Topic: Utilities & Plat Number: 15 Issue Contact: Len Hilderbrand Created: 1/3/2003 • Gas service lines from the main to the meter cannot cross property lines. It would appear that the existing service to 624 Loomis Street would lie in Lot 2. • Excel Energy would need an easement, a minimum of 5' wide, to install a new service to the proposed Lot 1. The existing gas main is located in Loomis Street. • Any installation or relocation of gas lines would be at the owner's expense. • The township reference in the subtitle of the subdivision is incorrect. This item could be scheduled for an administrative (Type I) public hearing before an administrative hearing officer. City staff will establish a hearing date that is acceptable to the property owner and applicant. The required letter of notification for the public hearing must be sent to property owners within 500' of this property at least 2 weeks prior to the public hearing. There is no record of an Affected Property Owners list being submitted to date. This list is the responsibility of the property owner and/or applicant and must be accompanied by a fee of 50 cents per name & address on the list (please see attached "submittal requirements" and application). Plan should show how drainage will work on the lots and needs to make sure that the new grading will not cause current drainage patterns on neighboring properties are not negatively affected by construction on the newly created lot. It is suggested that the grading plan be prepared at this stage since, if the grading plan shows that there will be drainage going from one of the two lots through the other one, then a drainage easement would be needed on the downstream lot, and should be described and shown on the subdivision plat.
