N. of Cherry St. This vault cannot be paved over or driven on. It can be changed to a drive-over'style at the owner's expense. 9 The electric meter is located on the eastern side of the house and must remain outside. If the electric meter needs to be relocated contact Light & Power engineering at 221-6700. 10 The existing electric service provides up to 125 amps at the meter. If over 125 amps is required contact Light & Power engineering at 221-6700. Department: Police Topic: General 21 It is difficult to read and interpret the site plan. Department: Transportation Planning Issue Contact: Tom Reiff Topic: Transportation 11 The walkway in front of the building and parking stalls needs to be 6' in width to allow people to safely walk to and from the building's entrance. 13 Please clearly distinguish between existing walkways and proposed walkways on all plan sets. A minimum 4' walk will be necessary to connect the entrance to the public sidewalk and transit stop along Laporte. 15 Please label the existing right-of-way (ROW) on all plan sets. Additional ROW dedication may be necessary for this stretch of Laporte. 16 Please provide bike parking facilities near the building's main entrance. Refer to section 3.2.2 (C) of the Land Use Code for design and placement criteria. COLLINS, CO 80524 Staff has reviewed your submittal for BEAUCAIRE SUPERVISED APARTMENTS - TYPE I #1-03, and we offer the following comments: ISSUES: Department: Current Planning Topic: Drainage 23 Issue Contact: Bob Barkeen A neighborhood meeting will need to be held for this application. This meeting can be scheduled at any time. Department: Engineering Topic: General 12 Issue Contact: Susan Joy Laporte is designated a constrained arterial with a total ROW requirement of 102'. With only 60' of ROW existing, this project needs to dedicate its half of the additional 42' needed or a total of 21' of ROW. In addition, this project must dedicate a 15' utility easement. This may be done by either plat or separate document. 14 This project is required to bring their street frontage up to current standards, which means dedicating the additional ROW & a utility easement, as well as installing a detached 6'sidewalk. However, the developer has the option of delaying the actual construction of the sidewalk and doing a Contribution in Aid instead. This dollar amount would include the future design and construction costs associated with detaching and installing the sidewalk. The money is then set aside until enough properties are assembled along Laporte to do the improvements for the entire 1 /2 mile or mile of road. This would be the preferable way to handle this particular project in light of the existing conditions (trees, neighboring sidewalk configurations, etc). Please submit an engineer's estimate for the design and construction costs for our review. Once the estimate is acceptable to the city, the estimate will be included in the Development Agreement and become part of the Building Permit fees. 17 A grading and drainage plan will be required and may be combined with the Site and Landscape plan. Please dimension all sidewalks, parking stalls, ramps, etc and show all existing and proposed easements and ROWS. This submittal shows an existing 10' general easement which appears to have encroachments (fence, parking stalls, etc). Please show provide more information regarding this easement like who it belongs to, who is using it and how the existing encroachments effect the emergency access requirements to this site. Please contact Ron Gonzales with PFA as soon as you have a plan that correctly shows the existing conditions so that he may properly evaluate your site. 18 All drive aisle widths, parking setbacks, widths & lengths must be in accordance with the current street standards. 19 Please see chapters 3, 7, and 19 for submittal and design requirements.
