The trees along Scott Avenue have been removed as well, based on additional comments. 87 — The Plum Street sidewalk connections are more clearly shown. Ramps and sidewalk are existing at the western edge of the project, and a new sidewalk will extend to the east with the proposed improvements. No improvements or modifications to the sidewalk at the western driveway are being proposed. Water Wastewater —Jeff Hill General: 47 — Plat: 111 — Zoning — Jennv Nuckols 10 — I am unclear if there is a current comment regarding the parking layout; however, the current plan was agreed to by all departments prior to public hearing and approval of the PDP. Compromises have been reached due to constraints of the existing site conditions. If there are any questions, please feel free to contact me. 12 — Plant note #4 has been adjusted to including the cost of labor and materials. That lanugue would include the installation. Reference current planning comment 115. 89 — The small print has been removed from the building on the site plan. Thank you for taking time to read through the response to comment letter. Additionally, text is no longer crossing other lines on the plans. 91 — The landscape plan now matches the utility plans. 96 — The "planters° along Shields Street are cutouts in the pavement. They will contain perennial plantings as well as trees. Plat: 29 — 31- 32 — 106 — 108 — 109 — 110 — Site Plan: 23 — The font size has been increased on the site plan, for better readability. Additionally, text no longer crosses other lines on the plan. 90 — The site plan does match the utility plans. The utilities and grading do not need to be shown on the site plan according to the code. When they are added the drawing is very unreadable. Dear Steve Olt, The following is a response to the later dated May 25, 2004, regarding comments from City staff for Cambridge Loft. Please review the explanations for each comment. Current Plannina — Steve Olt Building Elevations: 120 — The maximum building height is 57'-8", please refer to building elevation sheets. The site plan's land use statistics has been updated to reflect this. Landscape Plan: 112 — The landscape plan shows 10 deciduous canopy trees have been upsized to 3" caliper and 2 ornamental trees have been upsized to 2.5" caliper for mitigation of removed trees. In a previous meeting with the city forester, it was indicated that upsizing any trees, ornamentals included would be acceptable. 12 up-iized trees are required, to mitigate for removing 4 existing Ash. 113 —The Fallgold Ash at the northwest corner of the site has been removed. There were concerns regarding its location to the driveway and the sidewalk and ramp connections in that area. Ultimately, the Scott Avenue extension would harm this tree. 114 — The three Ash trees shown on the landscape plan are Summit Ash and have been labeled accordingly. 115 — Plant note #4 has been revised to include "materials and labor" for the escrow for landscaping. 116 — The sidewalk alignment along Plum Street has been darkened for better readability. 117 — A scale and new title has been added to the Full Landscape plan. Site Plan: 118 — The layer with the plant material around the building has been turned off on the site plan. 119 — The maximum building height is 57'-8" and has been adjusted on the site plan. 121 — The Planning and Zoning certificate has been removed from the site plan. 122 — The spelling errors on the site plan notes have been corrected.
