• No new streets are being proposed with this plan.
• As an infill / urban development, the project doesn't have open space, and there are no
existing wetlands or other natural features impacted by the proposed development plan.
The project has common courtyard landscape areas and entry plaza off of Shields St.
The project is currently maintained through the ownership/management company.
The number of employees for business occupying the commercial/office portion of the
project is estimated to be no more than 12 — 16 people.
• The rationale behind the site design was to maintain the existing site configuration, as it
exists today to an extent reasonably feasible. The location of the new building chosen
primarily to achieve the goals outlined in the City Plan and the Land Use Code. The new
building location also minimizes the impact on existing site layout.
• Construction for the proposed building is estimated to begin in the spring of 2004.
Per the Land Use Code, the proposed project would be required to provide 213 parking spaces.
The project received modification request approval to reduce the number of required parking
spaces to 170. The modification approval was granted for the following:
Existing Complex 102 — two Bedroom units
Renovated building: 6 —two bedroom Units
New 5 story building 12 — three bedroom Units
Per the Fort Collins Land Use Code, the approved addition would require 35 parking spaces (34.5
rounded up). With the final site plan design, we were able to only get 169 parking spaces, one
short of the approved modification. To offset for the one parking space deficiency, the submitted
plan proposes the following:
Existing Complex 102 — two bedroom units
Renovated building 3 — two bedroom units, 2 — three bedroom units
New 5 story Building 12 — three bedroom units
This proposal requires a total of 34 (33.25 rounded up) parking spaces, one less required by the
approved modification request.

I am presenting the Project Development Plan for the Cambridge Lofts. The project is located at
1113 West Plum Street, and is zoned CC — Community Commercial District. The proposed
development includes a new mixed use building as a part of the existing Cambridge House
Apartment complex, and renovation of an existing Pool House into apartment units. The existing
apartment complex has 102 two bedroom apartments, and comprises 6 buildings, 5 — 3 story
apartment buildings and an ancillary / pool house building arranged in a courtyard manner. The
new building proposed will be 5 stories and front on Shields Street, and include retail/commercial
space on the ground level, and the upper 4 stories will include 12 three bedroom apartment units.
