Q: Have you visited our neighborhood, there is nothing but country, no sidewalk or street lights.
Applewood is a travesty. If you went through our neighborhood you'd see. There is no other
neighborhood like us. You'llbe on our side.
C: We don't try to take sides
Q: The four weeks that you review, do we have access to the comments?
C: You can access this through me, I can provide them as they are of public record
Q: No access on Mulberry from what I've seen
Q: What effect will the granting of easements have?
Q: The box elder sewer easement that goes east along our house, then west, then back out, don't know
where it goes out to. There is supposed to be an easement?
D: Yes there is we isn't showing it on the map
Q: Who will be supplying sewer and water?
D: It won't be the City, it will be Box Elder
Q: Why is the developer bringing this up again, is there something hot?
D: It is owned by a pension fund. We have a company interested in the red area. There is a six month
evaluation period by the buyer. Closing in 2004 potentially, construction at 2005. The City requires an
ODP at this point.
Q: Where is the Harley Shop?
Q: How many rsidential units are we looking at now?
D: Zoning requires a minimum LMN, 5 min. We're projecting about 600 units here
Q: What is the ratio of single/multy family
D: We don't know yet, this is just an ODP. There are steps, such as the ODP and the PDP. We are trying
to do an estimate.
Q: What is the difference between commercial and
Commercial has a longer list of permitted uses.
Q: We all have the NIMBY, 500 to 600 homes going out to two exits doesn't seem to make sense.
D: If the TIS states there are issues, we need to address that.
Q: The area is flat except the area where the sleu is, what will the water do when a large event occurs?
D: Our design engineers will need to design the project to handle a 100 year storm.
Q: What consideration will be taken for the natural wildlife?
D: The City has a Natural Resopurces Departmentwho will look at this and could likely require buffering.
C: An ecological characterization study will need tobe submited which Natural Resources will look and
review.
Q: When you add density, the foxes left?
C: The City will need to look at this.

concepts. When I see young mothers pushing kids on west Vine it's a bad sivation. I wory about that on
Prospect.
D: I take my bike out on Prospect. It is part of the City's Master Plan for a trail. We look at pedestrian
circulation within the neighborhood
Q: What side of he ditch is the trail on?
D: We're not sure, there are no firm plans.
Q: We hope it's not on our side, it's not that we don't like humans, we just like our humans and not others
Q: We don't want Cherry or Locust continuing
D: We don't see it as being a connection that could be physically be done and don't anticipate this.
Q: I haven't heard about the industrial area with their streets
D: These areas don't have the ability to make the connection because the streets aren't platted to extend
to this property.
Q: I wish you gave us the map we're seeing and not what we got on the mail, it's 100 years old and crap.
D: We'll look at sending you
Q: The ditches are full of West Nile and green slime? Can you the City write a letter?
C: We will look into it?
Q: What are the names of the streets?
D: Eldon, he thinks in talking with Dave that we would want a street connection from one place. We may
go down to P&Z with two possibilities on connection or no connection
C: We are getting somewhat ahead of ourselves, we will evaluate it at the submittal. The applicant will be
required to submit alternative compliance justifying no connection.
D: We will not submit a plan that shows connectivity,but we know we will get the comment. It could be
that we submit with no connection built but platted.
Q: Every 7 years we seem to get a. new zoning plan, and everytime we go through the issues, we go back
to the same thing. This has been a nice meeting, why doesn't the City pay attention to us?
D: In fairness to the City, none of our previous plans have gotten that far to take a development plan to a
hearing where the City makes a decision.
Q: We don't know how long you've had the land but we had a hearing.
D: There were some previous developments that had gone though but the new City Comphrehensive
plan
Q: The streets on our subdivision are not wide enough for through traffic ?
D: We will need to evaluate that should connectivity be required.
Q: Why not just leave us alone and not develop it?
D: We have an owner.
Q: We pay to keep our streets up. Thre are issues with snow removal.
D: These are the kind of things we need to be reminded of
C: This is important information to consider.
Q: It just seems that everyone who wants to connect the streets don't live out there.
C: Our Code has this criteria of connection

Here's what I have. Numbers are questions/comments. D is developer response, C is City

Eldon looking at submitting in the next few days (ODP)
1.This project has not taken into consideration of widening Prospect
D: Prospect will be widened with this project along our project. We will be required to do an offsite interim
widening as well.
C: Prospect/1-25 interchange would need to be improved
2. We were already in a meeting about a year ago and it was goingto wipe our house out. It would be
nice to know what will happen
D:
3. How long are we to wait until all of this takes place?
C: We don't know
4. My name is CJ Srife been here since 1975. 1 thank the City for the opportunity to attend. I represent 20
people who purchased 5.3 acres for the sole puprose of preventing the extenson of the streets. We do
not want any extension of any type of connection for 6 reasons:
A. The character of our neighborhood as efine as it currently exisits, we enjoy it very much anddon't intend
to let it change
B. There is a safety issue with only one access, we all know each other if through traffic occurs
C. Liability, we are at risk for anything that happens with the land. When we expose access we increase
liability
D. This area has been designated as a potential wetland, a such no roads are supposed to go through.
There may be endangered species, don't want to spend any time or money
E. We are responsible for the maintenance of the area, any change in that regard is an issue
F. From a standpoint of health safety and welfare, there is no reason to have the connection.
With all due respect, we stand united against any connection of the streets.
Bonnie: Ditto to what CJ said. In 1993 there was a group that did not want the streets to go through. We
filed a lawsuit with GT land an settled for 5 acers. We signed a contract with GT to maintain as open
space for an equestrian area, no outdoor storage, certain roads and streets it is agreed not be extended
into GT land. We have something very special, it is a county neighborhood, it is private land, we have
worked hard to maintain the special land that we have. I have a petition that is signed by 100 people not
liking your ideas of connetivity [submitted].
I also have a petition by only 99% of the HOA stating we do not want through traffic and streets going
through. You've probably seen me standing in the street and people talk to me, as president of the HOA
that the Box Elder HOA does not want through streets going through our neighborhod.
In closing I ephasize that ewmition run deep on this issue, we do not want any type of access across our
open space. If you the City disagree we won't be as nice.
Q: I wish we at Prospect had someone as strong as you at the Box Elder HOA
Q: It's real important that we count on better access for bikes and peds, we see developers slide in on
