James Court is a local street which consists of a 51-foot total ROW, and Shields St. is a 4-Lane Arterial with a 115-foot total ROW from centerline. A sidewalk (detached preferred) will need to be constructed along the frontage of James Court from Shileds St. and connect to the existing attached sidewalk along Burton Court. Tailwater effects from the City storm sewer do not need to be applied to this ouffall, thus the HGL of the ouffall pipe does not need to be calculated or shown on the profiles. James Court is a Residential Local needing a total width of 51'- this development would be responsible for half that width from the centerline of the existing road, or 25.5 feet. Shields is a 4-lane arterial, with a total ROW requirement of 115 feet. This development is also responsible for improvements to these streets to bring them up to current standards. There are discrepancies among the two plans, Would it be possible to provide a building entrance along the north elevation that is central to the building? The proposed entrance onto Pitkin Avenue is secondary, and does not provide an emphasis along the north building facade. Number: 64 Created: 2/26/2003 A six-foot fence is shown along Burton Court. If an access point is located off of Burton Court, this fence may pose a safety concern with sight distance. It could be possible to end the fence at the houses along James Court then provide low growing shrubs in this area for parking lot screening. Additional parking lot screening should be provided at the western edge of the lot, adjacent to Shields Street. Pedestrian connections could occur from the parking lot to Burton Court with the fence removed.
