Re: Vineyard rezone type II (LUC) — File # 2-03
Dear Bob,
We are opposed to the proposed re -zoning of the abovereferenced property.
First, the safety of the children should not be under emphasized. There are large trucks
and trailers running day and night. Many have oversized loads. There is large, heavy
equipment and various support equipment here that could be very hazardous especially to
children and others not familiar with its dangers. These .industrial.operations .are
bordering this proposed development and we all know that the curiosity of big trucks and
large heavy equipment will cause kids to wander out side of the urban boundaries.
Noise is another concern, loud truck homs and the engines of large equipment
starting up at all hours of the day and night would on be incompatible with a bordering
bgdroom community. I believe it would be ill advised to change this zoning from
Industrial to Urban estates.

This letter is concerning the Vineyard Rezone - type II (LUC) - File #2-03.
We are concerned for the welfare and well being of the residents that would be in that
area if it were approved as an urban estate.
The safety of the children and young adults that might be intrigued by the 18 wheelers
and the noises that okxsur would be of great concern. We would not want the children
to come on our property and be injured or worse because of there curiosity.
We also have a serious issue with the children and the irrigation ditch which would be
located directly behind this area. Children are always interested in water and the
danger is greater for drowning in a ditch like this as it is running faster than it looks and
is very deep and hard to get out of. This becomes an issue of, are the children
protected from this area and The liability of who would be responsible as both
properties own pars of this ditch.
The other reason we are concerned about an urban area going in is we are considered
industrial and we run trucks 7 days a week 24 hours a day. Although the trucks are not
loud it Is our policy to let the trucks run to build up air pressure for the brakes. This, to
some people may be annoying, but it is necessary for our employees safety. We also
have safely checks for the trucks which involve backing the truck up and making sure
alarms, which are very noisy, are working properly. It is also a polity of ours to honk
the hom to let anyone in the parking area know the truck is about to be moved. This is
also for our employees safety, but maybe annoying to residents.
Another concern is the flooding hazards and the drainage problems that may exist in
this basin. The stormwrater master planing and revision of the foodplain regulations is
not yet set for the Boxelder Creek and Cooper Slough area. Would the changes effect
this area and what would it do to the homes in that urban estate?
Therefore we would rather have this property stay industrial for the safety of the
children and the sanity of all adults concerned.
