Transportation Planning:
Number 45 Future street improvements as well as future striping are
now shown on site plan.
Number 47 Wheelstops are now shown south of building #3.
Number 48 The parking area south of building #3 has been revised, and
this comment no longer pertains.
Number 50 The walkway that is in the emergency access easement has
been widened to six feet.
Water Wastewater:
Number 27 The number of dwelling units has now been indicated on the
site and utility plans.
Number 30 Fire lines will not be required for any buildings.
Zoning:
Number 2 The buildings on the site plan have now been dimensioned
to the adjacent property lines.
Number 3 The number of dwelling units as well as the parking layout
has been revised to comply with the parking requirement in
the LUC.
Number 5 Lot 1 is a single family lot.
Number 7 This project will be built out in one phase. The landscape
assurance section has been appropriately revised.
Number 8 The tree in question has been relocated.
I trust that after many meetings with city planning, and engineering and a
total redesign based on this constructive input, we now have a plan that
will meet all applicable criteria.

Number 41 Buildings 4 & 5 have been eliminated in this layout, so this
comment no longer applies.
Number 42 The project name has been revised to "Farmstead" per city
comments.
Number 68 The public sidewalks have been revised so that the
proposed sidewalks now tie into existing sidewalks on both
the West and South sides.
Number 69 Discussions with City of Fort Collins Traffic Engineering staff
indicated that an alternative analysis for the suitability for a
roundabout at the Taft Hill Road/ Laporte Avenue
intersection is not required due to existing constraints in the
immediate area that would preclude such an intersection
design.
Number 71 Basements are not planned for this development.
Number 72 Lot 1 is planned for a single family residence that would gain
access from Taft Hill Road in the same location as the
emergency access easement location. Labeling has been
provided on the site plan to clarify this.
Number 77 A utility coordination meeting would be welcomed by the
development team for this project. We have postponed this
meeting until a final design could be established, but believe
that such a meeting would be appropriate at this time. If
staff wishes to coordinate such a meeting, this would be
welcomed. If, however, it is preferable that we coordinate
such a meeting, please advise and we will do so.
Light and Power:
Number 13 A streetlight layout has been provided on the landscape
plan.
Number 14 Transformer locations will be coordinated at the utility
coordination meeting.
Police:
Number 18 A fence has been located between the residential units and
the canal per this comment
Building Location:
Number 75 Building #2 has been relocated to be significantly farther
away from the ditch
Transfort
Number 81 The buildings and site were redesigned and coordinated.
The site and building elevations now agree with one another.
Number 82 Building number six (now building number four) has been
redesigned with a substantial front porch which protrudes
proud of the garage doors.
Number 83 Convenience has been somewhat compromised in this
layout in order to enhance the pedestrian qualities of the
proposed neighborhood. It is our belief that there is a
substantial market for a less automobile dominated
streetscape, with convenient parking slightly compromised in
order to achieve this goal.
Number 84 Buildings 4 & 5 have been eliminated from the revised
layout.
Number 85 There are rear stoops for the buildings 1,2 & 3 these are
now shown on the site and landscape plans.
Number 89 The site, landscape and building elevations have been
revised per the redlines provided by city staff.
Engineering addressed by the site, landscape and architectural plans..
Number 17 Because the site plan has undergone significant changes up
to this submittal (due primarily to drainage constraints), we
have postponed meetings with the ditch company until
layouts could be finalized. The development team will now
submit these same plans to the ditch company and solicit
their "buy in" immediately following this submittal. Ditch
company signature blocks have been added to the
construction documents.
Number 38 A temporary turnaround easement has been provided on the
revised plans. Through discussions with Poudre Fire
Authority, it was indicated that an actual turn around need
not be provides since a full loop back to public right of way is
provided for emergency services. Another factor that played
into this decision is that it is anticipated that the property
immediately to the South will likely be developed as a
second phase of this project, and it would be a waste of
resources to provide curb, gutter and paving for a turn
around that will be removed in the very near future. It is our
belief that we are meeting section 3.6.2(C) by providing a
"temporary turnaround easement at the end of the street
with a diameter of 80"'.

Attached is our response to city staff comments.
Current Planning:
Number 62 Landscape plans have been revised to provide full tree
stocking per Section 3.2.1(D)(1)(c) of the Land Use Code
Number 63 Landscape plans have been amended to satisfy the
foundation planing requirements as set forth in Section
3.2.1(E)(2)(d) of the LUC
Number 64 The redesigned parking area referenced in this comment
has been revised to meet the interior landscaping
requirements of Section 3.2.1(E)(5)
Number 65 Additional landscaping has been added in the parking areas
referenced in this suggestion.
Number 66 The landscape assurances note has been revised to remove
the phasing phraseology.
Number 67 The trees being removed are very small "trash trees" that
have sprouted up around the canal. However the
development team recognizes that the City forester needs to
be contacted regarding any trees to be removed. This was
not able to be accomplished prior to this submittal since the
layout was quite fluid due to engineering constraints.
(Drainage issues were being explored both by city staff and
our engineering consultants until quite recently) We will
contact the City forester immediately now that the layout has
been established.
Number 70 Dimensions have been added to the site plan per this
comment.
Number 73 Building envelopes have been dimensioned to 2 property
lines per this comment.
Number 80 The site was entirely redesigned with some loss of units in
order to meet the parking requirements laid out in the LUC
