That will help to distinguish the limits of existing items and what is proposed. Number: 6 Created: 12/19/2005 [12/19/05] How are the utility plans to be done? Are they going to be revisions to the original plan set or a new set of utility plans? If a new set - then need to provide cover sheet, general notes, construction notes, details sheets etc. If revisions — need to show the addition and new improvements on the original sheets and bubble all the areas where changes are made (where the sheet now differs from the original sheet). What has been submitted so far is more like a new set of plans, but is incomplete if that is the intent (cover sheet, general notes, construction notes, index to sheets, vicinity map, etc are needed). A design considerations guidance document can be found on the City's web site at http://www.fcqov.com/recycling/pdf/enclosure-quidelines08O4.pd . The Site Plan Advisory Review will be heard by the City's Planning and Zoning Board on January 19, 2006. This project will be evaluated based upon location, character and extent of the proposal and the decision resulting from that meeting (approval or disapproval) will be passed on to the County and applicant after the meeting. The site plan has been forwarded to the City of Fort Collins for review and comment pursuant to the intergovernmental agreement with Larimer County and the City of Fort Collins. Upon review of the application, the City offers the following comments: Department: Current Planning Issue Contact: Shelby Sommer Topic: General Number: 2 Created: 12/14/2005 (12/14/05] The City of Fort Collins Structure Plan and Zoning Map designate this property as E - Employment. Corrections facilities are permitted uses in this zoning district and this use is consistent with the City Structure Plan. Number: 3 Created: 12/14/2005 [12/14/05] During a site visit on 12/14/2005, parking appeared to be problematic for visitors. Many cars were parked in the fire lane and several other cars were driving "laps" around the lot, waiting for spaces to become available. With the addition of 151 residents, and no additional parking proposed, spillover parking may become an issue for nearby streets and facilities. The City of Fort Collins Land Use Code does not have a specific parking requirement for this type of use; however, the most similar use is a group home, which has a minimum parking requirement of two parking spaces for every three employees and one parking space for each four adult residents (unless residents are prohibited from owning or operating personal automobiles) (Section 3.2.2(K)(1)(b) of the Land Use Code). Perhaps this could be used as a guideline to determine if more parking spaces will be needed with the expansion. Department: Engineering Issue Contact: Sheri Wamhoff Topic: General Number: 4 Created: 12/19/2005 [12/19/05] Need to coordinate the 6 foot sidewalk and grading along the west side of the building with the grading and driveway proposed on the adjacent lot. Although this driveway has not been constructed the project has received overall approval, they were not able to file the plans until money was appropriated for the Prospect Rd/ Timberline Rd intersection improvements.
