This project will be evaluated based upon location, character and extent of the proposal and the decision resulting from that meeting (approval or disapproval). We ask that the applicant and the County planner attend the Planning and Zoning Board meeting, if possible, in order to address specific questions that the board may h ave. Are they going to be revisions to the original plan set or a new set of utility plans? If a new set - then need to provide cover sheet, general notes, construction notes, details sheets etc. If revisions — need to show the addition and new improvements on the original sheets and bubble all the areas where changes are made (where the sheet now differs from the original sheet). What has been submitted so far is more like a new set of plans, but is incomplete if that is the intent (cover sheet, general notes, construction notes, index to sheets, vicinity map, etc are needed). This would require modification to the water quality outlet structure. A discussion needs to take place between entities to determine if this is manageable or if a variance should be granted. Number: 5 Created: 12/20/2005 [12/20/05] The culvert between the two detention ponds seems to be to small to act as an equalization pipe. One pond would most likely spill before the other was full. Please analyse the pond network to determine if this would happen and where the spill would occur. The smaller pond may spill into the larger pond over the internal sidewalk, which would be acceptable and require no modification to the 12-inch pipe. The request has been forwarded to the City of Fort Collins for review and comment pursuant to state statute within the allotted sixty- day time limit for action. The City would likely support this request since a site visit revealed that parking is limited for the existing building and the addition will add the need for more parking spaces. Number: 10 Created: 12/21 /2005 [12/21/05] The architectural character is consistent with the existing building, though the City encourages the applicant to more clearly define the primary building entrance and the "top" treatment of the fagade. See Section 3.5.3(D) of the Fort Collins Land Use Code for examples of building entrance and building "top" treatments. Corrections facilities are permitted uses in this zoning district and this use is consistent with the City Structure Plan. Department: Engineering Issue Contact: Sheri Wamhoff Topic: General Number: 1 Created: 12/19/2005 [12/19/05] Need to coordinate the 6 foot sidewalk and grading along the west side of the building with the grading and driveway proposed on the adjacent lot. Although this driveway has not been constructed the project has received overall approval, they were not able to file the plans until money was appropriated for the Prospect Rd/ Timberline Rd intersection improvements.
