The proposed project is commonly known as the Larimer County Corrections Facility Addition, Phase II, Site Plan Advisory Review — File #19-03A. This is a proposal to construct a three story addition to the existing Community Corrections Facility located at 2255 Midpoint Drive. The 24,240 square foot proposed addition will house an additional 151 residents, and it will continue to serve as an alternative sentencing unit or "halfway house." In combination with the existing facility, which contains 32,400 square feet, the new facility will total 55,640 square feet and house 327 residents. The original building was designed to accommodate future expansion, so many of the facilities including kitchen, outdoor areas and loading areas will not change with this expansion. The property is zoned E — Employment District. This Site Plan Advisory Review is a request from Larimer County to the City's Planning and Zoning Board. This type of review is pursuant to State Statute Section 31-23-209, which limits the City's review to the location, character and extent of the proposal. If the Planning and Zoning Board disapproves this Site Plan Advisory Review, such disapproval may be overturned by a two-thirds vote of the Board of Larimer County Commissioners. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an extremely important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
