• The minimum interior enclosure dimensions are 156" x 105" for a trash
enclosure accommodating one 3 yard recycling and one 3 yard trash bin.
This is what exists. Our proposed trash enclosure exceeds these
dimensions. We will verify the new service requirements of the total
facility and revise the enclosure size as necessary.

• Final utility plans will be submitted. We expect to make connections to the
existing 6" sewer stub located west of the existing building stairwell. No
new fire line or water line is expected. The existing water service lines
entering the building are properly sized to accommodate the addition. In
building stub -outs are already in place for these future connections.
Underground electrical will be re-routed as it currently occurs under our
addition.

• More parking will be proposed. We are preparing an additional drawing
for the new parking lot improvements immediately adjacent to the east of
our site. This site has been slated for future parking expansion already
under a different master plan.

• The primary building entrance is existing with the main structure. Phase II
addition has an entrance that is secondary to the main structure and must
not be a dominant feature of the entire building fagade. The "top"
treatment will be consistent with the existing structure so it may harmonize
architecturally. Section 3.5.3 (D) of the Fort Collins Land Use Code
indicates these guidelines to be for new buildings and to the extent
reasonably feasible, ... changes to existing building walls, facades or
awnings. We feel this addition would not be defined as such.

• The City of Fort Collins designates this property as E-Employment.
Corrections facilities are permitted uses in this zoning district and this use
is consistent with the City Structure Plan.

• The coordination of our proposed walk along the west side with the
grading and driveway proposed on the adjacent lot will occur with the final
design process.

• We will show the existing improvements in a lighter line weight to help
distinguish the limits of existing items and what is proposed.

• A new set of utility plans will be provided as per Nolte. The utility
submittal appears incomplete or preliminary because it meets the
submittal requirements for a Site Plan Review process.
