HomeMy WebLinkAbout300 SMITH STREET, OLD TOWN COMMONS - FDP - 39-03B - DECISION - PROJECT EXTENSION (3)September 5, 2008 Attention: Mr. Steve Olt Acting Director of Current Planning City of Fort Collins, Colorado 80522 Dear Mr. Olt, My name is Rosita Bachmann and 1 am the owner of a property located at 300 Smith Street in Fort Collins. Three years ago I was approved for a plat for my property and intended construction of three new units at 300 Smith shortly after. Sadly enough the economy changed for the worst at the same time. After consultation with a focus group of ten community business leaders in Fort Collins and my banker, I decided to postpone the project until a better economic time. Three years later, the economy has not improved to the level where I can start this project and complete it with success (selling of the units). I would like to ask for an extension of one year to see if the market changes in my favor. I understood by my assigned city planner that a request of this nature is possible under the City rules. I thus request a one year extension to start the project. As you know, getting ready to build is an expensive proposition in terms of development cost and time. Bachmann Bachmann Enterprises, LLC 8018 Fox Hill Drive Longmont, CO 80501 Subject: 300 Smith Street, Old Town Commons - Final Plan Approval Dear Ms. Bachmann, The City of Fort Collins has reviewed and approved your request for a one year extension to the 300 Smith Street, Old Town Commons, Final Plan — #39-03B, originally approved on October 5, 2005. Based on this extension, all engineering improvements in accordance with your approved utility plans must be completed no later than October 5, 2009. Pursuant to Section 2.2.11(D)(4) of the Land Use Code, the Director is authorized to grant an additional one year extension should you find that the above new deadline cannot be met. Please note that additional requests beyond the two consecutive one year periods fall outside my purview and may only be authorized by the Planning and Zoning Board.
