My name is Matt Larson and I'm working with the owner of the Harmony
Road Mobile Home Park to facilitate the subdivision of excess land
that
the owner (Affordable Residential Communities) owns fronting Harmony
Road. If my records are correct, the excess land is part of a larger
contiguous piece of property and we will need to work with your office
to 1) subdivide the excess land to create an independent parcel; and
2)
possibly rezone these new parcel(s)? ARC intends to then sell the
excess vacant land.
My hope is to establish a good working relationship with your office
and
I would enjoy the opportunity to come up to Fort Collins to discuss
with
you further, or whomever in the city you think would be involved with
such a project, to determine what is involved and how best we can move
this project along.

Ted,
Thank you for the email. I apologize for my delay in responding but
wanted to contact Tom first.
Tom has indicated that he will try to set a meeting for the three of us
to meet next Tuesday afternoon if possible. In all likelihood Tom's
company will list the property and work to facilitate the subdivision
process. However, this meeting gives me the opportunity to meet both of
you and further comprehend what is involved so that I can understand, on
ARC's behalf, what is involved.

Hello Matt, I have had many conversations in the past with a Mr. Tom
Livingston of the Everitt Company who has been acting as a liason
between ARC and the City. In particular, Tom has been active in
determining the location of the sidewalk connection between the mobile
home park and Timberline Village, a retail shopping center approved for
the northeast corner of Harmony and Timberline.
Tom's phone number is 226-1500.
The subdivision of the parcel would not be difficult.
"Rezoning," however, would be controversial. The property is zoned
H-C, Harmony Corridor. It is further defined as being in the Basic
Industrial and Non -Retail Activity Center sub area of this zone. This
zone and sub area allow a specific list of both primary and secondary
uses.
I would need to know what you are proposing to see if it meets the Land
Use Code or not.
