44. JR Engineering has reviewed the right-of-way issues along Timberline Road and
Harmony Road and would like to set up a meeting with the city as soon as possible to
discuss what we have determined. Please notify me which city personnel you would
like to attend this meeting so that I can set this meeting up.

48. A 150-feet of additional topographic survey has been provided along Harmony Road east
of the east property line and along Timberline Road north of the north property line.
Topo has also been provided for the full width of both roads as the city requested.

50. The Horizontal Control Plan for Phase I is being provided for construction purposes and

provided per client's request. All dimensions for these future lots are being shown on the
site plan as provided by CityScape.

We have revised the final construction drawings and drainage report per your comments dated
April 4,2003. The following numbers correspond to the comments:
Engineering
45. JR Engineering has reviewed the right-of-way issues along Timberline Road and Harmony
Road and would like to set up a meeting with the city as soon as possible to discuss what
we have determined. Please notify me which city personnel you would like to attend this
meeting so that I can set this meeting up.

47. Plat and utility drawings have been revised to show a 9-foot utility easement along the
south side of Milestone Drive. A easement will be added to drawings along the north side
of Harmony Road once it is determined what type of easement will be required per utility
companies.
51. Per JR Engineering's phone conversation with Tess Jones of CDOT on Wednesday 5/7/03
Tess informed JR Engineering to submit an existing striping plan for Harmony Road and a
current Traffic Impact Study (TIS) for her review. Tess will then determine what will be
required and at that point an Access Permit Application, fee, and whatever else Tess
deems necessary will be submitted at that time.
52. The City of Fort Collins owns and maintains the tract between this development and the
development to the north "Sunstone Village PUD". The city has agreed to sign off on
whatever documentation is required as discussed in city meeting on Monday 4/7/03.
53. A Type III barricade was added along the eastern boundary at the termination of private
drive and internal sidewalk of the site.
