College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentpl arming December 16, 2008 On Thursday, December 11, 2008, at the regular meeting of the City of Fort Collins Planning and Zoning Board, the Board voted 6 — 0 to approve the Addition of a Permitted Use to allow Workshop and Custom Small Industry in the L-M-N, Low Density Mixed -Use Neighborhood zone district specifically for the property at 525 South Taft Hill Road. The allowed new use is primarily for lawn mower repair with incidental repair allowed for snow blowers. The approval is subject to the following conditions: • Adding a bike rack near the front entrance; • Enlarging trash enclosure to accommodate recycling containers; • Re -striping the parking lot; and • That as a result of the Minor Amendment review process; the site is improved, to the extent reasonably feasible, as per the recommendations of Development Review Staff and City of Fort Collins Utilities. • 525 South Taft Hill, Addition of a Permitted Use for lawn mower repair, shall feature no more than six machines on display at any one time located behind the sidewalk. The Addition of a Permitted Use must be followed up by an application for a Minor Amendment.
