On Thursday, December 11, 2008, at 6:00 p.m., at the City Council Chambers,
City Hall, 300 LaPorte Avenue, the City of Fort Collins Planning and Zoning
Board will hold a public hearingto discuss a development proposal in your
neighborhood. The project is known as the 525 South Taft Hill Road —
Addition of a Permitted Use #36-08.
As proposed, this project would allow the two existing buildings to be converted
to a lawn mower repair shop and office. The main function of the shop would be
to perform maintenance and service primarily on lawn mowers such as blade
sharpening, minor tune-ups and repairs. There would also be some service
performed on snow blowers. There would be incidental sales of used mowers.
The business offers pick-up and delivery to minimize customer traffic. Most of
the activity would be between March and November. The hours of operation
would be 9:00 a.m. to 5:00 p.m. The number of anticipated employees is two to
three.
The site is presently governed by the Atlas Roofing Planned Unit Development
(P.U.D.). The proposed use would be defined as Workshop and Custom Small
Industry and requires the P.U.D. to be amended.
The site is zoned L-M-N, Low Density Mixed -Use Neighborhood. This zone
normally does not allow Workshop and Custom Small Industry as a permitted
use. The Zoning Code, however, allows the P.U.D. to be amended by the
Addition of a Permitted Use process. The purpose of the meeting is to allow the
neighbors to comment on this proposal.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
