Work shop and custom small industry
* Property is currently zoned LMN, subject to administrative review,
this property could be used for the following: multi family dwelling,
group home, cemetary, child care center, adult day/respite care
center, community and /or recreational facility. Many of these
allowed uses would generate significantly more noise, hours, energy
usage/lighting and traffic than our proposed use.
* Previous uses were larger companies that generated more traffic,
noise; and business hours than our proposed use.
* We should have a minimal impact on neighborhood because
lighting and buildings will not change, we are located on a noisy
arterial, and shop building is located next to (busier) car wash,
hundreds of feet from the nearest single family home on Taft Hill Rd.
* New business will only have the sound of a running lawnmower
occasionally (this was previously a service station and the service
station on the corner - also zoned LMN is also zoned to perform auto
repairs).
* We are next to a car wash which generates considerably more
traffic and noise than the proposed use - much of it at night when the
proposed business will be closed.
* Hours will be from 9 am. to 5 pm. 5 days a week.
* Business is seasonal - closed in late fall and winter months.
