Cit Pla ner Page 2 STAFF PROJECT REVIEW Citvof Fort Collins Date: 10/17/2003 Staff has reviewed your submittal for CAMBRIDGE HOUSE APARTMENTS, MODIFICATION OF STANDARDS - TYPE II (LUC), and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Troy Jones Topic: General Number: 8 Created: 10/17/2003 [10/17/03] The Planning and Zoning Board approved the proposed "Alternative A" modification request on October 16, 2003 by a vote of 5 to 1. °Alternative A" proposed to provide a minimum of 170 parking spaces to sereve a future PDP for 18 new dwelling units, and 1,900 square feet of non-residential space. In order for the modification to be utilized, A PDP must be submitted within 1 year of the approval of the modification for 6 two - bedroom dwelling units as part of a conversion of the existing pool house, and 12 three -bedroom dwelling units in a new mixed use building adjacent to Shields street. Such mixed use building must contain approximately 1,900 square feet of non-residential uses along the street facing ground floor of the building. The site layout must of the PDP must be in substantial compliance with the site plan that was shown to the Planning and Zoning Board for "Alternative A° at the hearing in which it was approved. Department: Engineering Issue Contact: Susan Joy Topic: Fire Lane Number: 6 Created: 9/30/2003 (9/30/03) Upon submittal of a PDP, the fire lane must meet the minimum requirements as shown in 7.8 of LCUASS and the Emergency Access section 3.6.6 in the COFC Land Use Code. Such emergency access lanes must be in a dedicated emergency access easement (can be done by separate document). Please contact PFA to determine if such easements are required. Please label and dimension the width and inner/outer radii of the emergency access lane so that we can determine whether or not the lane meets minimum requirements. Topic: Parking Number: 5 Created: 9/30/2003 (9/25/03) Upon submittal of a PDP, parking stall dimensions must meet the minimum standards as shown in Chapter 19 of LCUASS. Please label and dimension all drive aisle widths as well as all parking stall lengths and widths so that we can determine whether or not the parking stalls meet minimum requirements.
