Existing Parking Demands
■ A Survey was completed by residents in September 2003.
■ At the time of the survey, 91 % of the units were leased, and had 159 residents.
■ The survey shows that 66% of residents owned cars.
■ Based on the survey results,106 of the 175 parking spaces were used by residents, or
60% of the available parking spaces were being utilized; demand being 1.15 spaces per
2 bedroom unit.
■ Projecting for 100% occupancy, the parking demand would yield 57 vacant parking
spaces.
■ Per current land use code, the proposed project (6 — 2 bedroom units, and 12 — 3
bedroom units) would require 35 parking spaces.
■ Based on the survey of current tenants, and proposed project requirements, the parking
demand would total 153 spaces. Therefore; the parking area would have an additional
17 parking spaces available with the proposed 170 parking spaces, at the ultimate
build -out.

Considerations for Approval
■ Historic use of parking lot has been under utilized
■ Parking lot is controlled by property owner through use of permits —
paid for by residents
■ Typical residents are college students, with convenient access to
campus.
■ Location supports use for alternative means of transportation, with
close proximity to CSU, adjacent to shopping and dining, close access
to public transit
■ Project exemplifies goals and intent for projects within this area as
outlined in both Fort Collins City Plan, and Campus West Planning
