I am writing concerning the proposed modification of standards for the
Cambridge House Apartments, your file #6-03A. It is my understanding that they wish to
add 18 new dwelling units to their site. Under normal regulations, they would be
required to have 213 off-street parking spaces. They are requesting 160 spaces, even
though they have already been granted a reduction down to 175 spaces.
This request is totally unacceptable. Anyone who has studied the
traffic/parking issues in the Campus West area would know that parking is very limited in
the best of circumstances. I would refer you to the Campus West Sub -Area plan that is
part of the City Plan.
By not providing enough parking spaces, the residents of the Cambridge House
will continue to park in our parking lot (1110-1128 West Elizabeth) as well as in the
parking lot for St. Paul's Episcopal Church (1208 W. Elizabeth). Both properties already
have parking issues with students/tenants who park their cars in these lots because there
is not room for their cars in the existing lot.
I strongly urge the Panning and Zoning Board to deny this request. The parking
situation will only get worse if this request is granted. A solution would be for CSU and
the owner to work out a paid agreement for his tenants to park in the Moby Arena
parking lot.
If I can be of further assistance, please feel free to contact me.
I"
