The Planning and Zoning Board of the City of Fort Collins, Colorado', on Thursday, August
21, 2003, at 6:30 p.m. in the Council Chambers", City Hall West, 300 LaPorte Avenue, will hold
a public hearing on a proposed project in your neighborhood. The proposed project is the
Modification of Standards for the Cambridge House Apartments, File # 6-03A.
The owner of the existing Cambridge House Apartments (currently 102 two -bedroom units)
intends to submit a Project Development Plan to add 18 dwelling units (comprised of 6 two -
bedroom units, and 12 three -bedroom units). Such an expansion would require the site to have
a total of 213 off-street parking spaces. On February 20, 2003, the Planning and Zoning Board
granted the owner a modification to Section 3.2.2(K)(1)(a) of the Land Use Code to reduce the
required number of off-street parking spaces from 213 to 175. This application is a request to
further reduce the number of required parking spaces from 175 to 160.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and
input in this matter, as well as your neighbor's input, an extremely important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would like to provide
input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may have the
opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no
guarantee this item will be heard on the date advertised. For the benefit of those attending the
meeting, the B and typically sets their schedule at the beginning of the meeting.

*Please note that if the Thursday, August 21st meeting runs past 11:00 p.m., the remaining items maybe
continued to Thursday, September 4th, 2003 at 6:30 p.m. in the Council Chambers, City Hall West.
