Mountain Ave. Fort Collins, CO 80521 RE: Cambridge House Apartments Modification of Standards Approval Dear Mr. Mechels, On Thursday, February 20, 2003, at the regular meeting of the City of Fort Collins Planning and Zoning Board, the Board voted 5-1 to approve the requested Modification of Standards for the Cambridge House Apartments, File #6-03. The approval is valid for one year from the date of approval. A Project Development Plan (P.D.P.) application is still necessary to conduct the detailed review of the project if you intend to proceed. Such P.D.P. application will need to be submitted within one calendar year from the date of the modification approval, and must generally fit the following description: The existing Cambridge House Apartments is currently 102 two -bedroom units. The PDP would be a request to add 18 dwelling units and approximately 1,900 square feet of non-residential space. Six of the new residential units would be two -bedroom units located where the existing indoor swimming pool building is. Additionally, a new 5 story building will be proposed on the eastern part of the site, and will face the street sidewalk of Shields Street. This 5 story building will have 12 three - bedroom units on the 2"d through 5`h floors, and the ground floor would have 1,900 square feet of interior non-residential space comprising of office space, a possible recreation room, storage, and a mechanical room. The ground flo _ir may also include 4 car -ports. Such a PDP, in accordance with the parking standards in the Land Use Code would normally require 213 off-street parking spaces.
