would not create adverse impacts on adjacent property. The shadow analysis
provided indicates that the morning shadow on December 215' cast by the
structure falls predominantly on the this site and McMurry Avenue well out of the
intersection on Harmony Road. All other shadows fall for the most part on this
site.
3. Privacy — since there are no existing residential areas or public parks adjacent to
the site, privacy will not be an issue.
4. Neighborhood Scale — We feel that this proposed building, in its location on the
corner of a major intersection, surrounded by non-residential construction of
similar heights, is compatible with the scale of the surrounding neighborhood.
In terms of contextual height, existing buildings located adjacent to the lot are as
follows:
• There is a three-story office building to the north of this site.
• The 2 to 3 story Granger warehouse is located east of this site.
• The 2-story Centennial Bank is west across McMurry Avenue.
• The 2-story Bank of Colorado is south across Harmony Road.
In conclusion, there are several reasons why this two-story building is well suited to this
location. Some of those reasons include: appropriate scale and massing, no negative
impact on existing views, no negative shadow impact, accessibility to main arterials and
mass transit, pedestrian connectivity and a developer committed to providing a building
of superior architectural character.

Golden Meadows Business Park, Second Filing

The proposed Golden Meadows Business Park PDP is located along the north side of
Harmony Road just east of McMurry Avenue. This two-story project, as proposed,
meets all of the Harmony Corridor and Land Use Code setback and planning criteria. In
addition, the building mass has been broken down and articulated to blend with the
existing context of adjacent one, two and three story buildings.
The maximum height of the building will be 46'-4" at the center roof peak, but the
majority of the building will be below 35'-0" in height. There will be no ventilation
equipment visible on the rooftop, as all mechanical equipment will be located on grade
behind screen walls or in mechanical wells designed into the roof structure.
In Section 3.8.17 Building Height Measured In Stories, (2)(b), no story of a commercial
or residential building shall have more than 25 feet from floor to floor. This building is
14'-6" from floor to floor on the first floor and 9'-0" on the second floor.
The purpose of this letter is to address Section 3.5.1(G) Building Height Review (1)(a) of
the LUC.
The Review Standards for a building greater than 40 feet in height are addressed in the
following:
Views — it is our opinion that the proposed building is not blocking desirable
views. In this area, there are a few existing buildings adjacent to this proposed
site. Fortunately, the only existing building which might have a slight view impact
is the Granger Warehouse which has no windows on the west side of the
building. Therefore, this building will not have a negative impact on existing
views to the mountains.
