January 8, 2004 Ms. Katie Moore City of Fort Collins Engineering PO Box 580 Fort Collins, Colorado 80522 Re: Proposed Roadway Improvements — Southeast Corner of Lincoln and Lemay Request for Variance B —Attached Walks Proj : 170-04 Dear Ms. Moore: The following is a request for variance from Figure 7-2F — 4-Lane Arterial Street Typical Section in the "Larimer County Urban Area Street Standards, October 2002". The ultimate design of Lincoln Avenue will require a right turn lane which will widen the street to the north adjacent to the Bank of Colorado site. The proposed development. has a requirement to provide retention in the interim condition which will convert to detention once a downstream outfall conveyance is provided. The retention requirement increases the area that is dedicated to ponding. This creates a hardship and the owner has requested that we pursue the following variance. This variance is requested to allow 7' wide attached walks rather than the standard 6' detached walks (shown on Figure 7-217). At the east edge -of the property, the walk would begin to transition to a detached walk and would then meet the criteria. Because of the increased width of the walk, it is not anticipated that this variance from the above Standards will compromise the public health, safety and welfare.
