36. The inverts are existing — there is no plan to modify.
Utility Conflicts
37. We potholed to a depth of 8' and did not find the pipe for the City of Fort Collins or North
Weld. We don't see any conflicts, however, as we do not plan to do any work below 8'.
The electrical lines are overhead.
There will be no conflict between the proposed storm line on the North side of Lincoln Avenue
and the electrical lines.
Traffic Operations
1. Per Eric Bracke, this project will not be responsible for the EB and WB lanes at Vine
Drive and Lemay Avenue.
31. A revised TIS ( memo form ) is part of this resubmittal.
Transportation
23. This resubmittal is in accordance with 6/25/03 meeting directives.

Traffic
18. The access on Lemay Avenue will continue to be right in / right out. The direct access
from Lincoln Avenue from this property will be eliminated. The new access to Lincoln Avenue
will be approximately 500 feet from Lemay Avenue. See revised TIS ( memo form) for further
details.
19. Per Eric Bracke, this development will not be responsible for constructing left turn lanes
on Vine Drive and Lemay Avenue.

38. We are currently pursuing off -site grading easements from adjoining property owners.
The pavement thickness is on the grading plan for the convenience of the asphalt contractor —
we would prefer not to remove it.

34. The conflict between the proposed shade tree along Lemay Avenue and the proposed
storm sewer has been rectified.
Plat
34. The property will be platted as Bank of Colorado Subdivision.
Pond Operation
40. Bank management will be responsible for operating the manual gate. Procedures will be
implemented to ensure that the gate is opened and closed so that flows are exiting the

The following is an explanation of issues arising from the Staff Project Review letter ( See
attached Staff Project Review letter dated 6/11/03 ) and how those issues have been
addressed.
Engineering — Katie Moore
7. Eight (8) copies of the plat map are included in this resubmittal package-
8- Acknowledged.
9. A revised layout has been provided as part of this resubmittal package. The revised
layout should not require a variance.
We are currently undergoing negotiations with the adjacent property owners regarding cross
access easements from both East Lincoln Avenue and Lemay Avenue.
10. Included as part of resubmittal.
11. The detailed design of Lemay Avenue along the property's frontage has been
incorporated as part of this resubmittal.
14. Mylars will be submitted in accordance with quality requirements at the appropriate time.
