HANAN, Ph.D. ENVIRONMENTAL SPECIALIST RECEIVED NA V 1 ^ 2003 CURRENT PLANNING 9 November 2003 Ted Shepard, Chief Planner 281 N. College Ave. PO Box 580 Fort Collins, CO 80522-0580 Dear Mr. Shepard Regarding your 6 Nov. 2003 letter, the Kaufman Barn(s) have been at the cited location for over 40 years, and were brought into the city under a non -conforming use agreement. Other property east of Kaufman also had horses when we built our house in 1967. They have not been a problem. A new, smaller, construction should not be a concern. Our particular problem is noted on a copy of your map in regard to the John Stevens property at 2110 W. Lake (marked on your map) Within the last ten years, the city has allowed a two-story metal building to be put up behind this single family residence and a junk yard business has been established. It is a fire and health hazard, and a real eyesore in the neighborhood. City "Code Compliance Officers" have a very difficult time enforcing the front/side yard clean up. Please drive by the W. Lake property and take a long, hard look. Then look over the relevant city ordinances and figure why this mess can occur in a "single family residential" neighborhood. Never mind the houses which are occupied by "more than three" unrelated college students .... and their various vehicles, etc. Sincerely, enc: Map 1508 BRIARWOOD • FORT COLLINS, COLORADO 80521, USA • (970) 484-3822 E-MAIL: jjhanan@lamar.colostate.edu
