Fort Collins, CO 80526 Planning and Zoning Board Members, This letter is in reference to the Kaufman Barn, Addition of a Structure to a Property With a Nonconforming Use, # 18-03. As owners of the property adjacent on the west side of Ms. Kaufman's property, we are writing to voice our support for Ms. Kaufman's barn proposal. Since her arrival two years ago, Ms. Kaufman has made improvements that have benefitted the animals she owns and boards. Furthermore, the improvements she has made have increased the value of her individual property and the property of those surrounding her. The barn she is proposing to build would have the same effect. It is our understanding that Ms. Kaufman has the option of erecting numerous small structures on her property instead of this one building. If the concern is that the larger structure would decrease the value of the property and of the properties surrounding it, we hope you will consider the wishes of the owners of those surrounding properties. We would much rather have one large structure than several small ones. Furthermore, Ms. Kaufman has always taken into consideration the aesthetics of the improvements she has made and has always been concerned with how they will affect her neighbors. We don't believe that the original intent of the Nonconforming Use Ordinance was to prevent citizens from making property improvements that would enhance the value of the community.
