HomeMy WebLinkAboutKAUFMAN BARN, ADDING A STRUCTURE TO A PROPERTY WITH A NON-CONFORMING USE - 18-03 - CORRESPONDENCE -Commti-.,ty Planning and Environmental ervices Current Planning City of Fort Collins April 28, 2004 Elizabeth Kaufman 2304 West Prospect Road Fort Collins, Co 80526 Dear Elizabeth: I hope this letter finds you well. As you know, your Expansion of a Building Containing a Non -Conforming Use was approved by the Planning and Zoning Board on December 4, 2003. The approval allows for a new six -stall horse barn, with dimensions of 24' x 80' containing 1,480 square feet located five feet from the west property line and 15 feet from the rear property line. In order to be able to pull a building permit, we need to have a final signed mylar copy of the site plan for our records. This is the 24" x 36" plan that was submitted to the Planning and Zoning Board. Your signature should be notarized and we have several notaries in our building if.you need. Also, if you could place a picture or architectural character elevation of the barn on the plan sheet that would be helpful for our Building and Zoning Department. That way, if the building permit resembles the approved final plan, the building permit can be issued expeditiously. I do not mean to rush you into finalizing this document. You have three years from your Planning and Zoning Board approval to file final plans. My experience, however, tells me that if too much time goes by between approval date and filing final plans, then it sometimes becomes difficult to track the paperwork and refresh our collective memories. Also, I would not want you to be held up unnecessarily should you try to pull a building permit in the near future. As always, call me if you have any questions.
